so we're selling up and shifting, and have stumbled intot he minefield that is HIP packs. What a flippin rip off
another wheeze from Gordon & Tony's Junta in number 10 to extract more cash from you
estate agent wanted nearly 500 quid for a HIP pack. Its Illegal to sell your house without one! If anyone else is needing one, do your own. Had some great arguments with the the estate agents trying to tell me they HAD to do it which is utter bollocks, so did my own. They even tried to tell me they would have to charge me to get their solicitors to check I had done it correctly. Told them to get stuffed or I'd get another agent to sell the house
madness, but to sell a house, you have to provide proof you own it! Like, what the flip are the solicitors supposed to be doing?? creating contracts that proove ownership! So you jump through loads of hoops, to provide a load of info, that a solicitor is thenoing to charge you for to do all over again when you actually the sell the thing!
took hours of trawling through the relevant government web site to find the second from last paragraph, in very small print telling me I can do it myself, and here's the forms I need and list or requirements
so, having got that, its taken me a couple of hours to get it all sorted. total cost thus far £57.50. Including the land registry title documents (£8), Environmental Performance Survey (£37.50), local land searches and land charges from the council (£12)
The environmental survey is a hoot. We are woefully inefficient apparently. The walls are upto 3 feet thick solid stone, but there's no box to tick for that so we get classed as uninsulated!
